Location
The Outback Tract sits in the Upper Coastal Plain of Southeast Alabama, a region known for its rolling hills and sandy ridges. The property is bordered by timberland on three sides, with only a handful of residences along its southern boundary, a secluded setting that enhances its natural appeal and its ability to hold wildlife. Lake Eufaula, nationally renowned for its largemouth bass and crappie fishing, is just 15 minutes away, with multiple boat ramps, parks, and access points. The City of Eufaula, set along the banks of the lake, offers dining, lodging, groceries, and medical services. Columbus, Georgia, home to a regional airport, is about an hour away.
Access
The tract enjoys approximately 450 feet of direct frontage on Outback Road, a paved, Barbour County maintained road for which the property is aptly named. Interior dirt woods roads have recently been graded and are in good condition, and two new food plots were established along with the road work. Internal access currently crosses a short stretch of an adjoining property via a long-established road; however, it is possible to create the property’s own access if desired. Power is directly available to the tract.
Property Description
Managed as a productive timber property by the current ownership, the Outback Tract also holds outstanding potential as a recreational retreat or getaway homesite. The terrain is rolling to hilly, with elevations ranging from approximately 260 to 450 feet above sea level, and the well-drained soils are well suited to growing timber. Two perennial creeks originate on the property, providing a reliable year-round water source. Much of the southern and southwestern portions of the tract lay especially well and may offer opportunities for development. This part of Alabama supports healthy game populations, and numerous game trails were observed during inspection of the property. With strong wildlife potential on site and Lake Eufaula just minutes away, the recreational opportunities here are exceptional.
Timber Resource
The upland portions of the property were harvested approximately 20 years ago and allowed to regenerate naturally, producing a diverse stand headlined by loblolly, shortleaf, and longleaf pine with a variable hardwood component. While much of this timber has already reached merchantable size, allowing it a few more years of growth is recommended before the next harvest, at which point it can be thinned or clearcut to suit the new owner’s goals. For buyers focused on wildlife and aesthetics, a thinning in 4 to 5 years followed by prescribed burning every 2 to 3 years will increase browse and showcase the beauty of the upland sites. For buyers focused on timber production, a clearcut in a similar time frame followed by replanting with improved loblolly pine is recommended.
Hardwood timber lines the creeks, left in place as streamside buffers to protect water quality. Keeping these hardwoods intact is recommended, as they continue to serve this conservation purpose while adding to the property’s natural diversity, including valuable wildlife species such as white oak.
