Introduction

A fantastic wooded property for any sportsman, this 331 acres for sale offers so many opportunities, with rolling woodlands of mixed hardwoods and planted pines.  There is a stocked fishing lake and a three-bedroom house ready to move in.  If you have ever looked for an outdoor getaway in southern Alabama, you have to take a look at the Texasville Wildlife Woodlands.

Location

The tract is located within a 20-minute drive of Lake Eufaula and the city of Eufaula on the Georgia-Alabama line. Less than an hour's drive to Dothan and Troy, and within two hours of Montgomery, the Alabama state capital, Texasville Wildlife Woodlands is on the edge of the Black Belt and Wiregrass Regions of Alabama, where rolling hills and open farmland meet.

Access

The property access is off Highway 131. There are about 269 acres north of the highway and 62 acres south. There is about half a mile of road frontage on the highway, with two gated entrances on each side of the road. The property has a good interior road system, allowing easy access to all areas.

Site Description

The property has been managed with quality management of deer and turkey populations as the primary goal, and has been used as a retreat for family and friends.

The forest is mainly middle-aged natural hardwood stands, with areas of older growth of mixed pine hardwood stands. White oak and other oak species produce good crops of acorns for wildlife forage. There are numerous food plots, openings and fields, including an open power line right-of-way totaling nearly 70 acres.

There is a 3 bedroom, 2 bathroom house that has been updated with all the comforts.

There are also a 5-acre, stocked fishing lake and a smaller pond.

Timber

Most of the natural timber stands were thinned many years ago, removing larger trees, and the stands have regenerated to mixed hardwoods (mainly water oak, white oak and sweetgum). On the other hand, there are several areas to the west, as well as areas with larger timber along the streams, that have not been cut.

There are old field sites and a few areas that were clear-cut during the most recent timber harvest. These areas were planted in Loblolly pine around 13 to 15 years ago and are ready to be thinned immediately. This could provide some current income.

Water Resources

The five-acre fishing lake has been stocked with bass and bream.

House/Buildings

The property boasts a three-bedroom, two-bathroom house with wood floors throughout, and a nice deck in back to relax on after an exciting day in the woods.
