Location

The tract is located within a 20 minute drive of Lake Eufaula and the city of Eufaula on the Georgia-Alabama line. Less than an hour's drive to Dothan and Troy, and within two hours of Montgomery, the Alabama state capital, Texasville Wildlife Woodlands is on the edge of the Wiregrass Regions of Alabama, where rolling hills and open farmland meet.

Access

 

The property is accessible off Highway 131. There are approximately 269 acres north of the highway and 62 acres south. There is about half a mile of road frontage on the highway, with two gated entrances on the north side and one gate on the south side of the road. The property as a good interior road system, allowing easy access to all areas.

The boundaries consist of old fence lines, hedge rows, and definitive timber type changes. There is paint on several boundaries and there are survey and corner markers in place.

Site Description

The property has been managed to maintain quality deer and turkey populations. The property has mainly been used as a wooded retreat for family and friends.

The forest is mainly middle-aged natural hardwood stands with areas of older growth of mixed pine hardwood stands. White oak and other oak species produce good crops of acorns for wildlife forage. There is a significant acreage of densely stocked planted loblolly pine plantation ready for thinning. There are numerous food plots, openings and fields, including an open power line right-of-way, totaling nearly 70 acres.

There is a 3 bedroom, 2 bath house with central air and heat that has been updated and with all the comforts of home. The property is mostly rolling hills with enough topography to allow for views from the back porch of the house, looking across the land to the north.

There is also a 5-acre stocked fishing lake and a smaller pond as well.

Timber

Most of the tracts natural timber stands were thinned many years ago removing larger trees, and the stands have regenerated to mixed hardwoods (mainly water oak, white oak and sweetgum). To the West and along the streams, there are several areas with larger timber that have not been cut.

There are old field sites and a few areas that were clear-cut during the most recent timber harvest. These areas were planted to loblolly pine around 15 years old and are ready to be thinned immediately. This could provide some near-term timber income.

Water Resources

The five-acre fishing lake has been stocked with bass and bream.
