Introduction

Shelterwood Properties total 800 acres and $400,000; the properties are offered for sale separately as Shelterwood East (480 acres and $240,000) and Shelterwood West (320 acres and $160,000). Both tracts present excellent recreational opportunities combined with timber asset appreciation.

Location

The properties are located within ½ mile of each other in Island Falls, Aroostook County, Maine. The tracts are located off a seasonally-maintained gravel road less than 2 miles from I-95.

Access

Both properties benefit from historic access by way of a discontinued town road.  The road is maintained by an abutting landowner.  The road provides access to the neighboring timberland owner and a handful of recreational camps.

Site Description

The tracts are typical northern Maine properties that consist of flat to gently rolling land and include a mix of upland and lower-lying forested wetlands.  Site quality is well-suited for timber production and recreation.  The property also includes recently established feed plots that total 10-20 acres within each property.  These areas also present scenic areas for which to locate a recreational cabin.

Timber

A selective harvest was completed on the property in the winter of 2014-2015.  The timber harvest was overseen by a licensed professional forester (also the landowner).  The timber stocking currently is set at approximately 8 cords per acre, although scattered areas support higher stocking levels.
