Little River Woods is a great timberland ownership opportunity with a large stream within one hour of Greenville and Columbia, South Carolina.
Little River Woods is located in the western region of South Carolina. The tract is only seven miles south of the city of Clinton, just west of Highway 72. Little River Woods is 49 miles from downtown Greenville and 67 miles from downtown Columbia. Interstate 26 and Interstate 385 provide easy travel from these cities to Clinton.
Access to the tract leads from Milam Road, a paved roadway, down the Old Mountville Road roadbed for two-tenths of a mile to the tract entrance. Old Mountville Road is no longer maintained as a public road. Owners of the tract have used this prescriptive easement routinely, but no deeded easement exists.
The terrain contains gentle slopes with some limited bottomland area along Little River, a stream that flows through the western section of the property. The majority of the upland soils are Cecil Sandy Clay Loam and Cecil Sandy Loam. These soils are considered productive for forestry.
Little River Woods features 75 acres of fully stocked planted loblolly pine. The pine is 23 years old and has been thinned once. The planted pine area is currently ready for a second thinning. The tract also contains 50 acres of mature hardwood bottomland, mostly along the large stream in the western section of the tract.
