Introduction

East Taylor Pinelands is a timber land property for sale, ideally suited to the buyer seeking diversified uses, including a high percentage of vigorously growing 5-year-old planted pines, mature hardwoods, good road frontage, and beautiful vistas of surrounding properties.

Location

The property is centrally located between Macon, Columbus and Albany, Georgia.  It is in the eastern part of Taylor County, near a charming little community called Garden Valley.  The community gets its name from the variety of agricultural products that are grown on the surrounding farms, including peaches, pecans, vegetables and the typical row crops of corn, cotton, peanuts and soybeans.  The area is a mix of large and small farms, timberland and rural homesteads.  Lakes and ponds are common in the area, as there are numerous streams and springs.  The area is near the Flint River, which is renowned for its quality and quantity of trophy deer and turkey.

Access

The property has limited frontage on Georgia Highway 127, and approximately 1,000' of frontage on Taylor County Road (CR) 188, which is a county-maintained dirt road.  Its main access point is from CR 188 through a locked steel pipe gate.  

The internal road system is good and allows access to all parts of the property.   

Boundaries are well defined and visible with tree markings.

Site Description

The entire property is forested with 80 acres of planted, 5-year-old pines and the remainder in natural hardwood forest. There is good stand population for the planted pines.  The property is within 15 miles of a major pulpwood mill, and the soils are very suitable to wet weather logging, which should give the owner an opportunity to command top dollar for the pine pulpwood.

Topography is primarily gently rolling, but steep in some areas, which offers some beautiful vistas overlooking surrounding farms. 

The hardwood areas enhance the recreational aspects of the property.  There are approximately 15 acres of natural hardwoods on the southern portion of the property that also offer the possibility of a nice pond site.  Whitetail deer and turkey are abundant in this area.

Timber

The property is entirely forested with approximately 85 percent of the acreage in 5-year-old loblolly pine plantations with good stand counts and growth.  The remaining acreage is in mature hardwoods of typical species for the area.
