Site Description

Introduction

Union Point Forest offers multiple recreational opportunities with its oak hardwood stands and water features. It also offers the landowner the opportunity to establish new pine timber stands on the upland areas that have previously been harvested. This makes the property a solid timberland investment with wonderful hunting and fishing options.

Location

Union Point Forest is set in the east-central part of Georgia just east of the Oconee National Forest. This property is located on Highway 278 just 5 miles north of I-20, near Greensboro, Georgia.  There are markets for all timber product types within hauling distance of the property, including two pine pulpwood markets, four small pine log mills, one large pine log mill, three hardwood sawtimber mills and one market for hardwood pulpwood.

The forest is 1.5 miles east of Union Point, a small town with gas stations and food marts. Ten miles to the west is the larger town of Greensboro, home of the beautiful Reynolds Plantation and Lake Oconee. While the property is rural and quiet, it is located near four of Georgia’s largest cities. Athens is 40 miles to the northeast, downtown Atlanta is 85 miles to the west, Augusta is 60 miles to the east and Milledgeville is 50 miles to the south. 

 

Access

The property has 350 feet of frontage on Highway 278, a paved state road that runs east-west parallel to Interstate 20 connecting Atlanta with Augusta. There is a good interior road system on the property north of the powerline.

 

Site Description

From the road frontage at the northern boundary, the terrain is fairly level through the narrower part of the property and past the pond. Here, the property boundaries widen to include an upland plateau in the north-central part of the tract that has been cleared and is giving way to natural pine and hardwood regeneration. This area can be replanted in genetically superior pine for financial gain or allowed to grow in its native form to enhance wildlife habitat. 

There is a small 2.3-acre fish pond north of the plateau that attracts wildlife, including ducks, and is an ideal location to build a lodge for a quiet retreat. The North Fork Ogeechee River that runs through the property is the perfect place to fish or hunt that elusive whitetail buck. This section of the river is small but has a medium flow throughout most of the year. The river enters the property on the western boundary as two branches, which join into  one flow within the property before exiting the property on the eastern boundary.
