The property is located in the popular Gore Mountain Region of New York's Adirondacks. Emerging developments within nearby North Creek Village (5 miles north) include recently-approved plans by the Olympic Regional Development Authority (ORDA) to connect the Gore Mountain Ski Center with the village's former "Ski Bowl" by 2011. The goal of this project is to provide a strategic interconnect between Gore Mountain's skiers and North Creek's Main Street businesses. Additional plans include an application from Front Street Mountain Development to develop a $250 million "Ski Bowl Village Resort" which includes the creation of an expansive, four-season vacation lodge at the former town park. The tract is fully permitted and is capable of supporting a viable sand and gravel business. Its current DEC permit is valid through August 2012 and is renewable in 5-year increments thereafter. The tract's Adirondack Park Agency (APA) permit is valid indefinitely as long as the DEC permit status is up-to-date. The estimated "Life of Mine" is 80-90 years, offering investors long-term mineral reserves with steady annual cash flow potential. Permits allow for an average of 10,000 yards (approximately 750 tandem dump truck loads) of sand and gravel extraction per year, with a maximum extraction of 15,000 yards per year (1,150 dump truck loads).
