All of the key elements of a prime southern Adirondack woodland investment are evident in this property, including direct access to state land, attractive Hudson River frontage and a quality hardwood pole resource.

Location -

This multiple-use timberland property is located in the popular southeastern Adirondack Region between the villages of Warrensburg and Stony Creek, Warren County, NY. The surrounding mountainous landscape overlooks the Hudson River as it flows through a stretch well-known for its kayaking, rafting and fishing adventures. While conveniently located within 10 minutes of Warrensburg Village and the Adirondack Northway, the property is tucked away within a rural patchwork of public and private forest lands and interspersed residences. Albany, NY is located 60 miles south of the tract and offers international airport services.

Site Description -

The property offers all of the finest elements of a prime southern Adirondack woodland retreat, including future cabin development options, attractive stream and river frontage, mountain views and direct access to nearby state lands. Walnut Ridge and Deer Leap Mountain rise swiftly from the nearby Hudson River to create the high ground flanking the property to the north and west. The lower slopes of these peaks shape the tract's diverse upland terrain, which includes two distinct ridges linked by a secluded central valley, offering significant stream frontage on Wills Creek and privacy for recreational pursuits.

Timber -

With excellent hardwood quality and numerous pole-sized stems, the tract's timber resource is well-positioned for product shifts over the coming decade which will drive its long-term asset value growth. Based upon a June 2009 timber inventory completed by Fountains Forestry, total sawlog volume is 788 MBF International 1/4" scale (2.845 MBF/commercial acre) with 4,407 pulpwood cords (15.9 cords/commercial acre). Sawlog volumes are dominated by white pine and red oak, two fast-growing species which combine to represent 76% of total sawlog volume and 75% of total sawlog value.
