New York timberland for sale
Spanning three mountain peaks, this classic Adirondack investment offers long road frontage with close proximity to the Northway and exceptional views of the Lake Champlain and Whiteface Mountain Regions
The property is situated in the Adirondack Park within the eastern reaches of the Ausable River Valley, 6 miles from its confluence with Lake Champlain. The hamlet of Keeseville (population 1,750) is located nearby and offers close proximity to Lake Champlain and the region's major travel routes (the Adirondack Northway and US Routes 9 and 22). These popular thoroughfares provide easy access to major northeastern US population centers and the region's numerous forest product markets. Plattsburgh (pop. 20,000) is situated 20 miles to the north, while Montreal lies 1 hour north of the region. New York and Boston are located 6 hours south and east respectively.
Stretched across three mountain peaks, the property creates an extraordinary view shed which includes long range glimpses of the Lake Placid Region to the west, the Champlain Valley to the north and Vermont's Green Mountains to the east. Fordway Mountain (elevation 1,100') occupies the eastern third of the tract, forming just south of the Ausable River and culminating at a plateau-like summit located near the property's southern boundary. Flagstaff Mountain (elev. 1,300') is situated near the center of the property, creating a distinct summit which is the highest point on the tract. From this vicinity, long range views can be enjoyed of Whiteface Mountain and the High Peaks region which are located nearly 20 miles west of the surrounding region.
The property offers a diverse long-term timber resource with good access to regional forest products markets and strong multiple-use options for wildlife management and recreation. Species composition consists of a balanced mix of hardwoods and softwoods, with key species including white pine, red oak, hemlock, red maple and aspen. For landowners considering white-tailed deer management objectives, the tract's red oak resource can be managed for acorn production, a high protein and fat source for deer during the autumn months. Its middle-aged stands (50 years old) and current stocking density provide a solid framework to optimize acorn production and deer nutrition in the coming years.
Serving New England including Vermont, New Hampshire, and Maine; the state of New York; and much of the Appalachian region including West Virginia, Kentucky and Tennessee.
